West St. Louis County
I do not cover the whole metro thinly. I cover ten communities properly — close enough to know which streets flood, which subdivisions hold their value, and where the school boundary actually runs.
The towns I work in
What each one is actually like, who tends to buy there, and what your money gets you.
Ballwin
Missouri 63011 · 63021
A settled, family-heavy suburb built largely between the sixties and the nineties, with mature trees and subdivisions that people move within rather than out of. Rockwood and Parkway schools, easy access to Manchester Road, and some of the best value per square foot in West County.
Chesterfield
Missouri 63017 · 63005
The commercial and residential centre of West County, and where my office sits. Enormous range — from condos and townhomes near the Valley to substantial homes in Wildhorse and Kehrs Mill. Parkway and Rockwood schools, and quick access to Highway 40/64.
Wildwood
Missouri 63005 · 63011 · 63038 · 63040
The green edge of the county — larger lots, acreage, horse property and newer construction, with deliberate limits on density. Rockwood schools and Babler State Park on the doorstep. Buyers come here for space and quiet.
Town & Country
Missouri 63017 · 63131 · 63141
The county’s premier address. Three-acre minimums in much of the city, established estates alongside newer custom builds, and Parkway schools. A genuine luxury market that rewards proper marketing and discretion.
Creve Coeur
Missouri 63141 · 63146 · 63017
Central, convenient and consistently in demand. Mid-century ranches and atriums sit beside newer construction and a healthy condo market. Parkway and Ladue schools, close to the medical and corporate corridor.
Des Peres
Missouri 63131
Small, central and tightly held. West County Center, excellent parks and the Kirkwood and Parkway school districts keep demand high and inventory low. Homes here turn over slowly, which makes knowing about them early genuinely valuable.
Ellisville
Missouri 63011 · 63021
Quiet, established and well-run, tucked between Ballwin and Wildwood on the Manchester Road corridor. Rockwood schools, Bluebird Park, and a mix of sixties-to-eighties subdivisions with good bones.
Manchester
Missouri 63011 · 63021
One of the most accessible entry points into West County. Ranches, split levels and townhomes at prices that still work for first-time buyers, with Parkway and Rockwood schools.
Eureka
Missouri 63025
Small-town feel at the western edge, with bluffs, the Meramec, Route 66 State Park and Six Flags nearby. Rockwood schools and a strong newer-build market.
Valley Park
Missouri 63088
Compact and affordable, with its own school district and good highway access via I-44 and Highway 141. Worth knowing the flood plain map here in detail before you write an offer.
Ask anyway
These ten are where I work most, but I am licensed across Missouri and I sell throughout the St. Louis region. If your move is somewhere nearby, the answer is almost certainly yes.
And if it genuinely is not my market, I will tell you so and point you to someone good rather than take the business anyway.
Know the area before you commit
Tell me what matters — schools, commute, lot size, budget — and I will tell you honestly which of these communities fits.
