Home / Sell
Transforming the home selling experience
Listing your home does not have to be stressful or overwhelming. Priced right, prepared properly, and negotiated by someone who has done this hundreds of times.
I learned the back end of this business first
Before I was a full-time agent, I was Director of Operations for a local luxury team. I ran the transactions, the marketing and the systems behind the scenes.
That is an unusual background for an agent, and it shows up in the parts of a sale most people never see: contracts that hold together, deadlines that do not slip, marketing that goes out on time and looks like it cost something, and a negotiation strategy decided before the first offer arrives rather than improvised after it.
I am also a Certified Real Estate Negotiation specialist. When your sale comes down to a few thousand dollars over a repair request, that training is what pays for itself.
We sold in 3 days at full asking price!
She made selling our home so easy! In addition, she guided us through the process of buying a new home. Lisa’s expertise was invaluable. She was always available whenever we had questions or concerns. She never pushed us to do anything we were uncomfortable with.

From first conversation to closing table
Six stages. You will know at every point where we are and what comes next.
Walk the house together
I see your home the way a buyer will. We talk through what to fix, what to leave, and what to expect the market to pay.
Price it on evidence
A full comparative market analysis from recent local sales, not an algorithm and not a number chosen to win your listing.
Prepare and present
Decluttering, staging advice, repairs that are worth doing, and professional photography. Buyers decide from the photographs.
Market it properly
MLS syndication, social campaigns, my own network, and targeted outreach to agents with matching buyers.
Negotiate every term
Price, closing date, repairs, contingencies and possession. Offers are rarely won or lost on price alone.
Hold the deal together
Inspection, appraisal, title and lender deadlines managed to closing. This is where most sales wobble, and where experience shows.
A real number, not an algorithm
Online estimates do not know that you redid the kitchen, that the lot backs onto trees rather than the highway, or that the comparable down the street sold with a failing roof.
I will prepare a proper opinion of value based on what has genuinely sold near you, walk you through how I got there, and give you a net sheet showing what you would actually walk away with. Free, and with no obligation to list with me.
What the valuation covers
- Recent comparable sales in your subdivision
- Current competition and how long it is sitting
- A realistic price range and a recommended list price
- Repairs and updates worth doing — and the ones that are not
- A net sheet: what you keep after costs
- A timeline that fits your move, not mine
When the house holds more than furniture
Selling a home of thirty or forty years is not a transaction. It is the end of something, and it is often happening because of health, loss or a decision somebody did not want to make.
I hold the Seniors Real Estate Specialist designation because these moves need a different pace and a different kind of attention. I will work to your family’s timeline, coordinate with the people helping you, and make sure the person whose home it is stays the person being listened to.
Lisa helped my parents sell the home that they absolutely loved.
They did not want to sell, but it was imperative that they downsize due to some health issues. Lisa was extremely helpful and very kind to my parents. She knew this was very hard for them. Lisa knew that my mom was emotional, and it was all moving too fast for her. She let her do things on her time and never made her feel in a rush. Lisa took my mom under her wing and made sure she was being heard.

Higher price points, different rules
Luxury buyers are a smaller, more specific audience. Reaching them takes more than putting a listing on the MLS and waiting.
Presentation that matches the price
Professional photography, video and staging guidance appropriate to the property, not a template applied to everything.
Reach beyond the portals
Targeted campaigns and direct agent outreach to the people whose buyers are actually in your price band.
Discretion where it matters
Private and pre-market options for sellers who would rather the whole neighbourhood did not know.
What sellers ask me
Not what an automated estimate says. A proper opinion of value comes from what has actually sold near you in the last few months, adjusted for what your home has that those homes did not — and for condition, which no algorithm can see.
In West St. Louis County a well-prepared, correctly priced home typically goes under contract within a few weeks, and closing follows 30 to 45 days later. Homes that sit are almost always homes that were priced on hope.
Some, not all. A handful of improvements return more than they cost — paint, flooring, kerb appeal, anything that would fail an inspection — and many expensive ones do not. I will walk your home and tell you exactly which is which.
Commission is negotiable and agreed in writing up front. Beyond that, expect title and closing costs, any agreed repairs or credits, and prorated taxes. I will give you a net sheet before you list.
No. Most of my sellers live in the home throughout. We work out a showing routine that fits your life — restricted hours, notice requirements, pets, small children, night shifts.
Very common, and it needs planning rather than luck. Sale contingencies, bridge financing and rent-back agreements each solve a different version of the problem.
